Soft washing uses low pressure and the right solution for the surface. High pressure on cladding, paint or an older roof forces water where it should not go and can leave marks you cannot undo.
Do you clean windows as part of a wash?
Yes. Exterior glass is washed down as part of a building or house wash and it is included in the price.
How often should a commercial building be washed?
Most sites sit on an annual cycle covering building wash, roof wash and gutter clean. Sheltered or tree lined sites, and anything near the coast, usually want it more often.
Are you insured, and can you give a site manager the paperwork?
Yes. We are fully insured and MEWPS certified for elevated work platforms, and we can send insurance and health and safety documentation before we come on site.
Will the work disrupt our tenants?
We schedule around the site. Most commercial washes run early, at the weekend or in stages, so car parks and entrances stay usable.
Which surfaces can you soft wash?
Weatherboard, plaster, brick and block, and metal or longrun roofing. The pressure and the solution are matched to the surface, so an older roof is treated differently to a concrete path.
Do you clean driveways and concrete as well?
Yes. Concrete, paving and paths take a harder clean than cladding does, so those get the surface cleaner rather than a soft wash.
Can the whole exterior be done in one visit?
That is the idea. Building, roof, gutters, glass and the drive are all handled by the same team on the same visit, rather than booking four trades.
Do you work at height?
Yes. Onkar is MEWPS certified and height certified, and reaches parapets, soffits and upper cladding from a platform, a ladder or rope and harness, whichever the job calls for.
Do you clean decks and fences?
Yes. Timber and composite are washed back so they are ready to re-oil or stain.
What is spider treatment?
A treatment applied after a wash to keep webs off the eaves and soffits, so the building stays looking clean for longer.
Do you do prepaint cleaning for painters?
Yes. The surface is washed down and prepared before the painters start, so the new coat goes onto a clean substrate.
Do you work with property managers and body corporates?
Yes. Portfolios are kept to one standard on one schedule, so every building on the list comes back the same.
Do you clean schools?
